Headquarters Point Research Park is
a highly successful 10.3-acre master planned development
located in the Sorrento Mesa neighborhood
with major emphasis on corporate headquarters space to serve
research and development use. Rick
Urban Design & Planning conceptualized
and executed plans for an elite business park encompassing
two lots with
a total of 5.1 acres of useable pad area.
In addition to writing a plan document
that expressed the client’s vision, Rick Urban
Design and Planning coordinated,
prepared and gained approvals for multiple entitlement permits
from the City of San Diego and the California Coastal Commission.
Review focussed on biological and ecological compatibility
with the natural slope restoration principles as defined by
the City’s Landscape Technical Manual.
The success of the project is in large
part due to the specificity with which permitted uses and
development guidelines were crafted. The plan document provided
detailed interpretation of City zoning regulations for Industrial
Park and Manufacturing. Color land use graphics and photographic
exhibits illustrate permitted and prohibited uses, development
intensity, development regulations, project plans, lot configuration,
building design, and landscape design.
