Crescent Heights North
is a unique enclave of 71 multi-family homesites developed
in a highly constrained area bounded by topographic extremes
with areas varying from flat, containing vernal pools, to major
steep slopes containing sensitive habitat overlayed by the
City of San Diego’s Multi-Habitat Planning Area (MHPA).

Urban Design and Planning provided the site design utilizing
buildings clustered in seven and ten unit configurations to
reduce site impacts. Creative rounding and blending grading
techniques were applied to further reduce the project’s
edge effects.
The site is accessed
from Calle Cristobal with a comprehensive on-site fire access
and brush management program due to its proximity to a major
canyon area.
