Rick Urban Design & Planning redesigned the 140-acre Broad Street corridor in San Luis Obispo. The project’s aim was to provide an analysis and guidelines that revitalized the area, identification of development sites, improved public realm, the integration of transportation modes (automobile, bicycle, rail, and pedestrian),
contextual urban design and landscape, and the innovative use of a “form - based code”, the first of its kind on the Central Coast. The demonstrative block embodied many of the South Broad Street challenges. It contained a mix of building types, land uses and various urban conditions. The urban design approaches included enhanced pedestrian crossings, pedestrian arcades and paseos, private open spaces, mixed- use activities, emphasis on infill and elimination of setbacks and designed intersections.
