THE REDEVELOPMENT DIVISION of Rick Engineering
Company capitalizes
on more than 30 years of redevelopment experience in the Southwest.
Redevelopment projects vary widely in type, scale, and impact.
They can be public, private, or joint ventures. They typically
involve a team of consultants. Rarely are they simple projects
because issues encountered in redevelopment often occur unexpectedly
and range widely. All these circumstances mean the comprehensive
services available through the Redevelopment Division of Rick Engineering
Company are invaluable.
The Redevelopment Division can provide civil engineering, land
use planning, aerial reconnaissance, topographic mapping, water
resource expertise, surveying, application processing, even before-and-after
computer animation of the project for community group or elected
official presentation. Most importantly, all these services are
available in-house through the Redevelopment Division.
The Redevelopment Division is:
Experienced in residential, commercial,
industrial, and mixed-use redevelopment;
Experienced in downtown, inner
city, and suburban redevelopment;
Capable of accessing the full
range of skills and services available at Rick Engineering
Company;
Knowledgeable about redevelopment
legislation, government processing requirements, and redevelopment
agency missions, policies,
and practices;
Experienced in citizen participation
activities and the presentation of information in a non-technical
and understandable
way.
Some projects of the Redevelopment Division include:
Working first for the City of San Diego and subsequently for
a private sector master developer, Rick Engineering Company prepared
a reuse plan for redevelopment
of almost 400 acres of a surplused Naval training center in San Diegos
Point Loma neighborhood. The mixed use project of 350 homes, two hotels,
a new office/R&D area, a community arts center and foundation, and 40
acres of waterfront park that opened in 2002.
Dana Point Harbor holds a unique location as both a boating facility and an
extension of the various businesses that line the nearby streets which are
frequented by tourists. For several years, residents, boaters and local government
officials have been working together to develop a master plan for the Dana
Point Harbor. The culmination of that plan provided Rick Engineering Company
an opportunity to participate in the master planning and feasibility studies
of options. Rick Engineering Company provided preliminary engineering, water,
sewer and drainage master planning, water quality analysis, alternatives
analysis and cost estimates.
Rick Engineering Company’s Redevelopment Division is working on the master
plan team for the revitilization of Imperial Avenue for the section spanning
from I-805 Easterly to 69th, comprised of approximately four miles. The scope
of this project is to define streetscape and urban design concepts, traffic
calming design solutions, infrastruction assessment, and landuse planning for
the corridor. The Rick Engineering Company team component to this project includes:
geometric and grading design; traffic analysis; water, sewer, and drainage
master planning; cost estimating; and community outreach. A unique feature
to this project is the unveiling of a new district “Encantada” within
the SEDC project area.
